Introduction
These Terms and Conditions govern your use of Bhumisetu.com and the purchase of travel services through our platform. “Bhumisetu.com” (operated by Bhumisetu Travel Pvt. Ltd., a company registered in Gujarat, India) provides an online travel booking service. By using our website, creating an account, or making any booking through us, you agree to be bound by these terms. Please read them carefully. If you do not agree, you should not use the site or book any travel services through us.
Scope of Services
Bhumisetu.com allows you to browse and book a variety of travel services, including flights, hotels, holiday packages, tour packages, activities, adventure camps, and more. All such services are provided by independent third-party providers (airlines, hotels, tour operators, etc.) unless explicitly stated otherwise. We act as an intermediary and facilitate your booking with these providers. In the future, if we introduce Bhumisetu’s own in-house travel packages or partner hotels, we may update our terms accordingly. However, currently all bookings on our platform are through third-party partners.
Booking Process and Confirmation
To make a booking, you must provide accurate and complete information (passenger names, passport details if needed, contact information, etc.). After selecting a service, you must pay the required amount. Once payment is received, we will attempt to confirm your booking with the service provider. A booking is finalized only when we send you a Booking Confirmation via email or SMS with ticket details, voucher, or itinerary. It is your responsibility to review the confirmation carefully. If you notice any errors (name spelling, dates, passenger details), contact us immediately. Bhumisetu.com is not responsible for mistakes or omissions after confirmation.
Travel Insurance
Travel insurance is mandatory for all trips. Bhumisetu.com strongly recommends that each traveler purchases comprehensive travel insurance covering health, baggage loss, cancellations, and other liabilities. You must ensure that your travel insurance policy is valid for your destination and travel dates. Bhumisetu is not responsible for any costs or losses arising from inadequate or non-existent travel insurance. If you choose not to buy insurance, you travel at your own risk, and Bhumisetu will not be liable for any claims or damages.
Payments and Fees
All payments for bookings on Bhumisetu.com must be made in Indian Rupees (INR) unless stated otherwise. You are responsible for paying the full fare and any applicable taxes, fees, or surcharges at the time of booking. We use secure payment gateways (Razorpay, Cashfree, Paytm, etc.). You authorize us to charge your chosen payment method at booking. Any service fees, transaction fees, or convenience charges levied by the payment gateway or by Bhumisetu are non-refundable, even if you cancel or change your booking. Prices on the site include applicable taxes and fees unless otherwise stated. In rare cases of pricing errors, Bhumisetu reserves the right to cancel the booking and refund the amount paid.
Cancellations and Refunds
All cancellations, changes, or refunds of travel bookings are subject to the policies of the relevant service providers (airlines, hotels, tour operators, etc.). When you cancel a booking through Bhumisetu, we will submit the request to the provider. If the provider approves a refund, we will process it to your original payment method within one (1) working week, subject to deduction of any non-refundable charges. Any cancellation or change fees charged by the provider, as well as any processing or transaction fees, will be deducted from the refund. If the provider does not permit a refund (for example, a non-refundable airfare or hotel), no refund will be provided by Bhumisetu.
Commissions
If your booking was made through a travel agent and commission was paid out, Bhumisetu reserves the right to deduct the paid commission from the refund amount. In cases where an agent has withdrawn their commission and refuses to refund it, the commission amount will be deducted accordingly.
User Obligations and Conduct
You affirm that you are at least 18 years old and legally capable of entering into contracts. You agree to provide accurate, current, and complete information during registration and at booking. You will not impersonate others or provide misleading information. You agree to comply with all applicable laws and regulations related to your travel and use of the website. For international travel, you are responsible for having valid passports, visas, and vaccinations. Bhumisetu has no obligation to verify your travel documents, and cannot be held responsible if you are denied entry or travel due to improper documentation.
Booking Changes
Any request to change a confirmed booking (such as itinerary changes, name changes, date changes) must be made as early as possible and is subject to the approval of the service provider. Change fees may apply according to the provider’s policies, and these fees are your responsibility. You must make change requests through Bhumisetu’s customer support as soon as the need arises. Bhumisetu does not guarantee that all changes can be accommodated.
Force Majeure
Neither Bhumisetu.com nor the third-party providers will be held liable for any failure or delay in performing obligations due to events beyond their reasonable control (“Force Majeure”). Such events include, but are not limited to, natural disasters, pandemics or epidemics, strikes or labor disputes, wars or terrorism, government restrictions, political unrest, or air traffic delays. In the event of force majeure, we will use reasonable efforts to notify you promptly. Bhumisetu’s role is limited to assisting with alternate arrangements or refunds where possible, but we are not responsible for any direct or indirect losses caused by such events.
Liability Disclaimer
Bhumisetu acts only as an intermediary; we do not own, manage, or control any of the travel services you purchase through us. Therefore, Bhumisetu is not liable for the acts, errors, omissions, representations, warranties, breaches, or negligence of any travel service provider. We do not guarantee the performance or quality of services provided by third parties. In the unlikely event of an issue (such as delay, cancellation, injury, loss, or inconvenience), the service provider’s own liability terms apply. You agree that Bhumisetu’s liability to you, if any, is limited to the amount you have paid Bhumisetu for the affected booking. We disclaim any liability for indirect, special, consequential, or exemplary damages of any kind.
Governing Law
These Terms and Conditions are governed by the laws of India. Bhumisetu’s principal place of business is in Gujarat, and by agreeing to these terms you consent to the exclusive jurisdiction of the courts in Gujarat (including district courts in Junagadh) for any disputes arising out of or related to these terms or your use of our services.
Changes to Terms
Bhumisetu.com reserves the right to change or modify these Terms and Conditions at any time by posting the updated terms on the website. The “Last Updated” date at the top indicates the current version. Your continued use of the site after any changes signifies your acceptance of the new terms. We encourage you to review these terms periodically.

Refund and Cancellation Policy
This Refund and Cancellation Policy applies to all services booked through Bhumisetu.com, including flights, hotels, tour packages, activities, memberships, and any other travel-related products. Please read this policy carefully before making any booking.
General Principles
- All cancellations and refunds are governed primarily by the terms of the service provider (airlines, hotels, tour operators, etc.). Bhumisetu will endeavor to process refunds in accordance with those policies.
- Payment Gateway and Convenience Fees: Any fees charged by payment gateways or convenience charges collected by Bhumisetu are non-refundable once the transaction is completed, even if you cancel.
- Timeline for Refunds: If your cancellation is accepted by the provider, Bhumisetu will initiate the refund process within one (1) working week (7 business days) from the date of confirmation of cancellation. Actual credit back to your account may take additional time per the payment processor’s settlement cycle.
- Deductions: Refund amounts will be net of any provider-imposed cancellation fees, taxes, charges, and commissions.
Cancellation of Travel Bookings (Flights, Hotels, Packages, Activities, etc.)
- User-Initiated Cancellation: To cancel a booking, please contact Bhumisetu customer support or follow the cancellation procedure on our website as soon as possible. We will forward the request to the service provider.
- Provider Policies: Each provider has its own cancellation policy (which may include advance notice requirements, cancellation fees, or no-refund conditions). If a provider’s policy allows a refund, we will obtain the provider’s approval and then refund the eligible amount to you. If a provider does not allow a refund (common with many advance-purchase or promotional fares), then no refund is possible.
- Refund Amount: If approved, the refund will typically include the base fare paid. Non-refundable portions (such as certain taxes or service fees) will be deducted.
- No Partial Refund for Unused Services: For partially used travel services (e.g. a hotel night partially utilized), the refund, if any, will depend on the provider’s policy.
- No Show and Late Cancellations: If you fail to cancel within the provider’s allowed time frame (including no-shows), you may forfeit the entire booking amount as per provider rules.
Membership Cancellations and Refunds
- No-Use Guarantee: If you have purchased a Bhumisetu membership (e.g., annual travel membership) and have not used any of its benefits, you are eligible for a full refund within one month (30 days) of your purchase date. The refund will be the membership fee paid, minus any transaction processing charges.
- Usage of Benefits: If you have used any membership benefit (such as redeeming points, availing a discount on a booking, or attending a members-only event), no refund of the membership fee will be provided.
- Beyond One Month: No refund is available for cancellations requested after the first month, even if benefits have not been used.
- Commission Deduction for Agent-Booked Memberships: If membership was sold through a travel agent and a commission was paid, Bhumisetu will deduct that commission from any refund amount.
Commission Deduction (Agent Bookings)
- If your booking (travel service or membership) was made through a Bhumisetu-appointed agent who has already withdrawn commission, Bhumisetu reserves the right to recover that commission from your refund. In such cases, the refund you receive will be the provider-approved refund amount minus the commission already paid.
How to Request a Refund
- Contact Bhumisetu customer support via email or the support portal with your booking details.
- Provide any documentation or references (booking ID, ticket number).
- Bhumisetu will liaise with the provider on your behalf and keep you updated.
- Once the provider approves the refund, we will process it back to your original payment method within 7 days.
Please note: In case of force majeure events affecting travel (such as airline cancellations due to weather), Bhumisetu will still follow the provider’s refund policy. We will assist you, but the final decision rests with the service provider or travel insurance.
Membership Terms
Bhumisetu offers an optional paid Membership Program to enhance your travel experience through rewards, exclusive benefits, and loyalty points. By signing up for our membership, you agree to the following terms:
Membership Enrollment and Duration
Memberships are typically sold on an annual (12-month) basis; however, we also offer extended memberships for 5 years and 10 years. Once you enroll, your membership will be valid for the chosen duration from the activation date. We may offer different membership tiers (e.g., Silver, Gold, Platinum) with varying benefits based on tenure or purchase level.
Membership Benefits
Members of Bhumisetu enjoy the following benefits:
- Loyalty Points: Earn points on each booking (e.g., points per INR spent) which can be redeemed for discounts or member-exclusive offers. (Loyalty points are not redeemable for cash.)
- Exclusive Discounts: Get special discounts on select travel products. Higher-tier members may enjoy up to 10–15% off on hotel bookings, holiday packages, and activities.
- Member-Only Packages: Access unique holiday packages and deals exclusively available to members.
- Bonus Rewards: Receive bonus points or benefits during promotions, special occasions, or upon sign-up.
- Tier Advancement and Longevity Rewards: Based on your tenure or spending, you may ascend to higher membership tiers with enhanced benefits (e.g., increased discounts, expedited support).
- VIP Events and Services: Invitations to special events (travel fairs, meet-and-greets, webinars) and dedicated support for high-tier members.
- Referral Bonuses: Earn additional loyalty points or rewards when referring friends or family who sign up or book services.
Membership Fee and Renewal
The membership fee will be clearly stated at the time of purchase and covers the duration and benefits. Memberships automatically renew at the prevailing rate, unless cancelled by you before the renewal date. You authorize us to charge your payment method on file for renewal fees. Failure to renew will result in suspension of benefits until payment is completed.
Use of Membership Benefits
Only the registered member is entitled to use membership benefits. Loyalty points and discounts are non-transferable and cannot be shared.
Points and Benefits Expiry
Unless otherwise stated, loyalty points and membership benefits expire upon membership cancellation or termination. Points may have an expiration period (for example, 2 years from the earning date). Any unused points upon membership termination will be forfeited.
Termination of Membership
Bhumisetu reserves the right to suspend or terminate your membership (and reclaim any unredeemed points) if you violate these terms or engage in fraudulent or illegal activities. Upon termination for cause, no refund of membership fees or points will be provided.
No Cash Value
Membership benefits such as points and discounts are not redeemable for cash or cash equivalents.
Limitation of Liability
Bhumisetu’s liability concerning the membership program is limited solely to the benefits provided as described.
Modifications
We may modify membership benefits and terms at any time by updating this section. Significant changes will be communicated via email. Continued membership implies acceptance of any changes.
Third-Party Booking Terms
Bhumisetu.com serves as a booking facilitator for travel services provided by third parties (airlines, hotels, tour operators, activity providers, etc.). These terms clarify our role and your rights:
Independent Providers
When you book a service (flight, hotel, tour, etc.), the contract is between you and the respective third-party provider. Bhumisetu only connects you with the provider, collects payment on their behalf, and forwards your booking request. We do not own or operate these services.
Booking Confirmation
Your booking is confirmed only when the third-party provider accepts it and issues a confirmation/ticket. If a provider cannot fulfill your booking, your reservation may be canceled and, if paid, refunded in accordance with the provider’s policies.
Provider Terms Apply
Each service you book is subject to the provider’s own terms, conditions, and restrictions (such as check-in times, baggage limits, cancellation terms). It is your responsibility to review these details. Bhumisetu disclaims any liability for issues arising under the provider’s policies.
Changes and Cancellations
Any change or cancellation to a confirmed booking must comply with the provider’s rules. Change fees, if any, are the responsibility of the user. Bhumisetu may charge an administrative fee for facilitating changes, where permitted by law.
Liability
Bhumisetu is not liable for the performance of third-party providers. We cannot guarantee the quality, safety, or legality of services provided by airlines, hotels, or tour operators. Any dispute or issue should be resolved directly with the provider or through travel insurance.
No Endorsement
The inclusion of a provider or service on our site does not constitute an endorsement. We have not necessarily certified or tested these services beyond their availability for booking.
Assistance by Bhumisetu
Although we are not liable for third-party performance, we will assist you in resolving issues where possible. For example, in the event of a cancelled flight or unhonored hotel booking, we will attempt to re-book or help secure a refund per the provider’s policy.
Force Majeure
If a third-party provider cancels or alters your booking due to events of force majeure (natural disasters, strikes, war, government actions, etc.), the provider’s terms will apply for refunds or re-booking. Bhumisetu will implement the provider’s decision and is not liable for these events.
Payment Processing
When you make a booking, Bhumisetu collects payment on behalf of the provider. Any portion of your payment covering our service fee is retained by us, and the remainder is forwarded to the provider. Refunds, when processed, are subject to these deductions.
Disputes with Providers
Should any dispute arise regarding the quality or service of a provider, you must first contact the provider directly. If necessary, Bhumisetu can provide documentation (booking references, invoices) to assist in resolution. We are not authorized to resolve disputes on behalf of providers.
By booking through Bhumisetu.com, you acknowledge and agree that our role is solely that of an intermediary and that our responsibilities are limited to facilitating the booking and providing assistance where possible. We recommend that you purchase travel insurance and review all service documents carefully.
